In South Florida, we live and die by our storm shutters. We spend thousands of dollars to protect our glass from hurricane-force winds, but there is a hidden danger that most homeowners—and even many installers—completely overlook.

The Installer’s Oversight
When accordion shutters are installed, the metal rails are bolted directly into your home’s exterior—usually into the concrete or the window frame. To the installer, the job is done once the shutter slides smoothly.
However, we have found that many installers fail to seal the gap between the rail and the wall.
Without a proper bead of sealant, gravity does what it does best. During our heavy Florida downpours, water runs down the side of the house, gets trapped behind the rail, and finds the path of least resistance.
The “Screw Hole Highway”
Every single screw used to mount those rails is a potential entry point. If that space isn’t waterproofed:
- Water pools behind the metal rail.
- It seeps into the screw holes.
- It bypasses your exterior “envelope” and enters the wall cavity or the drywall around your window.
By the time you see a stain on your master bedroom wall or notice the paint bubbling under the office window, the water has already been sitting there for months, creating the perfect environment for Stachybotrys or Chaetomium (black mold).
The Fix: Don’t Just Watch It, Seal It!
The solution is simple, but it has to be done right.
- The Inspection: Take a close look at the top and sides of your shutter rails. Can you see a gap between the metal and the stucco? If so, you’re at risk.
- The Sealant: You need to apply a high-quality, waterproof silicone sealant along the entire length of the rail where it meets the wall. This ensures that water “sheets” over the rail instead of getting trapped behind it.
- Don’t Forget the Bottom: Ensure the bottom rail has proper drainage so it doesn’t hold standing water against the house.
