Pre-Clearance Checklist: Requirements for Verification
To ensure a successful inspection and “Pass” status:
- Visual Clean: Surfaces must be “white-glove” clean, free of all dust, debris, and mold.
- Structural Dryness: All remaining studs and subfloors must be at a documented dry standard (typically <15%).
- Air Scrubbing: HEPA scrubbers must run for at least 24–48 hours to filter airborne particulates.
- Settling Period: Turn OFF air scrubbers 2 hours before the appointment for accurate air sampling.
- Intact Containment: Poly-sheeting and tape seals must be airtight and undisturbed.
- No Encapsulants: Do not apply “mold-resistant” paint or sealants until after the clearance is issued.
- Waste Removal: All bagged moldy debris must be removed from the containment and the property.
- Air Sampling: We will conduct high-volume air samples inside and outside the containment to compare spore counts against industry-accepted baselines.
